What is a CMA?
A Comparative Market Analysis estimates property value by comparing it to recently sold similar properties nearby. REHunter automates this entirely — enter an address, and the system finds relevant comps, applies adjustments, and produces a valuation.
How REHunter Selects Comps.
The AI searches for sold properties within 12 months matching on:
- Proximity. Within 1 mile (tighter urban, wider rural).
- Property type. SFH to SFH, condo to condo.
- Size. Within 20% of subject square footage.
- Age. Within 15 years of subject year built.
- Condition. Similar assessed condition grade.
System ranks matches by relevance and presents top 5-7 comps.
AI Adjustments.
No two properties are identical. REHunter applies per-comp adjustments:
- Size difference: +/- $50-100 per SF variance.
- Bedroom/bathroom count: +/- $5,000-15,000 per unit.
- Garage: +/- $10,000-20,000.
- Lot size: per local norms.
- Condition: based on renovation status.

- As-Is Value: Current condition worth.
- ARV: Fully renovated worth.
- Price Per SF: Local market rate.
- Confidence Score: How strong the comp set is.
