Every rehab starts with a detailed scope of work (SOW). REHunter Rehab generates SOW templates from property condition data pulling in inspection notes, photos, code violations, and comparable renovation costs.
The cost estimation engine uses regional labor rates and material costs updated quarterly. It breaks estimates into: structural, mechanical (HVAC/plumbing/electrical), cosmetic (paint/flooring/fixtures), exterior (roof/siding/landscaping), and contingency.
Contingency budgeting: 15% for light rehabs, 25% for heavy rehabs. Surprises hide behind every wall (mold, knob-and-tube wiring, foundation cracks, termite damage).
The ARV calculator pulls comps within 0.5 miles, adjusts for features, and compares all-in cost against projected sale price. Margin below 20% gets flagged as thin.
